Mistake #1: Skipping Pre-Approval in a Co-op Board World

You fall for a West Village 1-bed … but no pre-approval.

Result : Board rejects you for low debt-to-income (DTI > 28%) . Or you lose to an all-cash buyer .

Fix :

  • Get Fannie Mae DU pre-approval (ask your banker for it).
  • Understand your DTI , - Condos, co-ops, and banks have different DTI requirements. Banks are the most lenient, so don’t assume your bank pre-approval for $X means you’ll meet the building’s standards at that price.
  • Reduce or remove financing contingencies — Cash is king, but if that's not an option for you then considering reducing the amount of time of your financing contingency or if you feel comfortable doing so, remove it all together.
Pro T ip : Banks consider 3 factors when approving a loan, the borrows qualification, the buildings qualification, and appraisal. Only remove your contingency if you are confident that all 3 will meet or exceed the banks qualifications for each.

Mistake #2: Ignoring NYC Flood Zones (Yes, Even in Brooklyn)
